Inventory

We visit the property to carry out a thorough and comprehensive inspection, from which we compile the inventory report. We ensure that the report is easy to understand, including text and photographs.


Check in

We will welcome your tenant to their new home on the start day of the tenancy, where we will explain the inventory to them, record the keys that are provided, collect meter readings and test smoke detectors and carbon monoxide alarms. We will also provide a check in report to document the above.


Mid-term inspection

We visit the property during the tenancy to create a report documenting the condition that the property is being kept in, along with noting any maintenance and health and safety issues. This provides peace of mind to landlord and agent, as well as the tenant.


Check out

We visit the property at the end of the tenancy and document the exact condition and contents as left by the tenants, referring to the inventory prepared at the start of the tenancy.


Legionella Risk Assessment

The law is clear that if you are a landlord and rent out your property then you have legal responsibilities to ensure the health and safety of your tenant by keeping the property safe and free from health hazards.

Along with highlighting health and safety hazards in properties Charlestons are trained to carry out Legionella Risk Assessments and can offer these at a reduced rate to the landlord or agent when being carried out alongside another property inspection.


Smoke and carbon monoxide alarm testing

Not many people know that when you push the button on a smoke detector or carbon monoxide alarm, all you confirm is that the battery is working and that the electrical circuit is intact. This does not confirm that the unit can detect smoke or carbon monoxide. We are trained to use aerosol tests on smoke and carbon monoxide alarms in order to ensure that the unit is in full working order.


EPCs

We provide Energy Performance Certificates, which have been a legal requirement since 2008 when advertising a property to rent or sell.
